Home Inspection (Buying) ♦Protect your investment♦
This is the home inspection that everyone should get when they are purchasing a home. It involves a detailed examination of the home specifically paying attention to Roofing, Exterior, Structure, Insulation, Ventilation, Heating, Cooling, Electrical, Plumbing and Interior. It is intended to identify major deficiencies (over $1500) as well as maintenance items that need attention. It is an excellent learning experience to attend with your home inspector.
Home Inspection (Selling) ♦Sell your home faster and for more money♦
This is an excellent method of identifying items that may negatively impact selling your home. It allows you to either correct the deficiencies, or adjust the price and sell it as a known deficiency. This will also remove the last minute struggle to get repair quotes. Condo Inspection ♦Is unit 15 falling down?♦
A condo is an even more complex system than a house, made up of many different sub-systems, where you will be spending at least 8 hours a day in and if one of these systems is not functioning correctly you may be sitting on a money pit. (say unit 15 has structural issues)
At Access Home Inspection Services we spend over an hour doing a visual, external examination of other units and common area's so that you have an independent opinion to either back up or contradict the condo documents.
Thermal Inspection ♦What's hidden behind your walls♦
This involves the use of a thermal imaging camera, which detects minor differences in surface temperature. This is very useful as it almost allows me to see behind walls. For instance if there is a piece of insulation missing in the attic, the inside surface of the wall will be cooler or hotter, and shows up like a beacon on the thermal imaging camera. This is true for moisture penetration, air leaks, overloaded circuits, damaged in-floor heating, etc.
Pre-Occupancy Inspection ♦Don't buy a lemon♦
Did you know that if you 'take occupancy' of your brand new home, and there is a problem with the house the builder only has to fix it to a warranty standard and you have no choice about this. If you know before you take occupancy that say the roof is substandard and will have problems for the rest of the house's life then you can have ther builder redo the roof, or you can walk away from a lemon. This is an excellent method to ensure that you get what you are paying for. It involves a detailed examination of the home specifically paying attention to Roofing, Exterior, Structure, Insulation, Ventilation, Heating, Cooling, Electrical, Plumbing, Interior and finishing quality.
11 month warranty Inspection ♦Have builder fix everything you are entitled to♦
Do you know what the standard is for allowable spalling on a concrete garage pad is? I do. This is an important inspection for anyone that has purchased a new home as there are over 265 pages in the workmanship and material reference guide that deals with new home warranties that your builder would just as soon you not know. This is an excellent method of identifying items that you are entitled to have fixed back to a new standard, sometimes extending the life of components by many years.
First time Home Buyers
Purchasing a home is even scarier when it is the first time that you have done it.
I will go over every system in your house with you until you are comfortable with it so that you are secure in your decision to purchase your home, I am also available after the inspection to answer any questions that you may have.
Renovation Inspection ♦Is it done right?♦
There are really 3 reasons that you should get a renovation inspection: ♦ Is your contractor lying to you? do you really need to spend $9000 on a new roof or $5000 on a new furnace? ♦ Does it make more sense to upgrade windows and insulation, or the furnace right now? ♦ Did that contractor finish his job correctly and safely, or is there a hidden problem that will come back and haunt you for years. Find out before you pay them.
